We're on a mission...from God.




If you recognise that reference from the Blues Brothers Movie, you are probably my age or older? In which case, good, we can chat while "the kids" are in bed, or playing on their tablet, or their bitcoin, or whatever they are doing. I don't know, I'm old.


At our stage of life, most of us are consolidating. We are in the most lucrative years of our earning capacity (not me, I've just started a business!!) and "we" are at the stage where we have enough capital behind us to purchase the weekend car, do a 4 day week, renovate the house, etc. We might even have an investment property (or 2) and be looking to pay these off over the next few years for retirement.


Great, Fantastic, if you are in this position. I'm very happy for you.


If you are not in this position (and I mean anyone between 45 - 60 years old) and you need to get yourself into this position fairly quickly, then the first call you should be making is to a financial planner. Most, if not all, financial planners will say your path to wealth is through property. Sure, you could spend the time and learn the share market, but who has the time?


Once you've spoken to the financial planner and you've understood what to do next, whether it's to "consolidate your position and then expand your portfolio", it's the expand your portfolio statement when you should come and see me.


I may not agree with expanding, depending on your position, and I may say your solution is "closer to home". There is value in the property you have already, and there is value in new property, but they are both very different propositions and require different strategies, but the home you have is the home you know in the area you know. It's a known quantity.


A dramatic renovation with new streetscape elevation may be your path to significant equity upgrade. It just depends where you are.
