The art of "sell".

This is my first post in a while. I've been really busy working on my business and have had very little time for posting. It's nice to be able to find a bit of time to get this rolling again.
Property Sales and the art of selling.
Many people engage with Real Estate professionals to sell their properties. There is an art to selling that requires a certain temperament, mindset and drive to be able to effect a sale that meets the clients expectations and doesn't alienate the potential purchaser. On the flip side, we all feel at times when selling our home that the Real Estate Professional doesn't always have our best interests at heart.
They may seem hyper focused on selling the property and not appear to be chasing the best price just to effect the sale before you get impatient and take away the listing. Sometimes, it seems like there are a lot of potential purchasers at the open homes, but the R.E.A (real estate agent) cannot seem to get the offers, or they get offers, but they are so far below expectations (expectations the REA set in the initial consultation), that you cannot understand what has occurred. Firstly, this is common.
You have to understand the Agent you have contracted has incentive to get you the best price, but while they have market experience and instinct for market conditions, they cannot read minds. So, as vendors, we have to be realistic. We need to acknowledge the advice they are offering and be prepared to do a little hard work or spend a little cash, to get the home to where it needs to be for sale. There are very few properties that are market ready for sale before a sales agreement is in place, so do what's needed. More importantly, listen to them and communicate your needs so they have a set goal to aim for. They get most of their listings from referrals. It is in their best interest to help you get the best price for your property so do your research and know "what a good price is". You need to be able to have a relationship with your REA that is honest, shows integrity and seeks the best outcome possible, as quickly as possible. This serves everyone.
